The superintendent administers the building contract impartially between the principal and the builder: assessing progress claims and issuing payment certificates, determining variations, inspecting quality and compliance, assessing practical completion and providing determinations on disputed claims.
Is the superintendent independent?
Yes. Under contracts such as AS 4000 the superintendent must act fairly and impartially, protecting the interests of both the principal and the builder. Baracon provides independent superintendent services on that basis.
